Whether you've purchased property before or this is your first time, the process stays consistent while the details change all the time:

    1. CONSULTATION - We discuss what you are looking for in your home search journey! Need guidance, lender & vendor recommendations, market analyses? Info about potentially relocating? Let's do this...

    2. BROKER AGREEMENT - Establishing our mutual business agreement, this document is designed to increase transparency by laying out obligations and expectations. We'll finalize details including term length, compensation, termination, exclusivity, and property criteria.

    3. FINANCING - This is when we make sure you're financially prepped to shop. A pre-approval letter from a lender before submitting an offer is important because it shows you are more likely to meet the proposed settlement date. This plus a good faith estimate from a lender will also give you insight into the projected down payment, closing costs, and expected monthly payment.

    4. CRITERIA - What do you want in your next home? Identifying what's most important on your checklist is a vital part of the process. Together, we will identify your ideal home's location and amenities. I'll create a custom Collection monitoring market listings, we'll tour, and find what truly makes you feel at home.

    5. OFFER - Once we find the right fit, we'll collaborate on a competitive offer. This will not only include sales price but other terms such as whether you are waiving any contingencies or in how many days you are willing to close. It is my job to guide you through the decision-making process to ensure you are confident with the offer.

    6. PENDING - A mutual agreement has been made! Now comes earnest money, disclosures, inspections, repairs, etc. If financing your purchase, financial documents will be requested for the loan to clear and the property will likely be appraised. A few days before closing, we'll do a final walkthrough to make sure everything's good to go.

    7. CLOSING - Congratulations! You're a homeowner!

    1. CONSULTATION - We discuss what you are looking to accomplish in selling your home. What's your home worth in today's market as-is? What could be done to increase the value? Work relocation, life circumstance, need more space, want a hobby farm.. Things change, I'm here to help figure out the best strategy to get your property sold.

    2. LISTING AGREEMENT - Establishing a mutual business agreement, this document is designed to outline details such as term length, list price, and selling & buying broker compensation. The more transparent, the better.

    3. PREP - This is where we make sure your home is ready for market. Any deferred maintenance items or upgrades, maybe a fresh coat of paint - I can help you decide what to address before listing. Preparing your investment to shine its brightest is a vital step to gain a solid offer.

    4. MARKET - Once you're ready, your home will be professional photographed and typically staged. We'll discuss final details to include in the listing, social media content, digital ads, etc. Your custom marketing strategy will unfold once the listing is live.

    5. LIST & SHOW - It's live! Listed on the NWMLS, we'll hold open houses and offer private showings when requested. Agents will submit requests to show your home and we'll continue to drive traffic - the more energy, the better.

    6. PENDING - You've received an offer (or a few!) and this is where negotiating is important. We'll discuss what's included and walk through what each part means to your selling process. No stone unturned, collaborating to ensure a solid offer is chosen to take you all the way to the closing table.

    7. CLOSING - Congratulations! Sold!
